JML Garden Rooms was approached by clients in the picturesque Perthshire village of Forteviot to build guest accommodation separate to their main house. Having recently completed construction on their stunning self-build home, they were keen to add a private and peaceful space to invite friends and family to stay.
The main house had been constructed with thermal performance and energy efficiency front of mind, and the client was keen that this be reflected in the new guest accommodation, therefore building using SIPs was a natural fit. The superior thermal performance and minimal thermal bridging meant that the new annexe could be designed to be highly efficient and sustainable while perfectly complementing the contemporary design and high-quality finishes achieved in the main house.
With the client only having recently completed the build on their new home, JML Garden Rooms worked hard to ensure that disruption on site was kept to a minimum. By prefabricating the SIPs panels at JML’s offsite facility, the build timeline was reduced significantly. JML’s in-house civils team also managed all service connections, ensuring that the whole project could be efficiently completed on site in the space of just a few weeks.
While JML’s garden rooms often do not require planning permission, the proposed use of this client’s new guest annexe meant that a building warrant was required. The JML Garden Rooms team was on hand throughout to support with planning enquiries and handle the process on the client’s behalf, ensuring everything ran smoothly from start to finish.
JML worked closely alongside the client to design and specify the bespoke internal finishes. From paint colours and floor finishes to the taps and door handles, each aspect was thoroughly researched and sourced to ensure it met the specification of the client.
As the new annexe is intended to be used as private guest accommodation, independent from the main house, its layout includes a stylish contemporary shower room designed by JML Garden Rooms’ in-house designer. This includes a walk-in shower, WC and vanity unit all sourced to complement the interior design choices made in the main house.
The result is a beautiful, high quality and practical external space which acts as a seamless extension of the client’s home. The space is flexible and reconfigurable, allowing for a multitude of uses in addition to its main aim of providing guests with a quiet, private space that matches both the high-quality finish and thermal efficiency of the main house.
